For Self-Residing Home Owners
You know the value of your home. You do not know how much you've spent maintaining it, when your AC AMC expires, or who fixed the plumbing last year. That is not ownership. That is occupancy.

Your Home Is
Your Largest Asset.
Manage It Like One.

Tenanting gives self-residing home owners a complete property asset management system — expenses, appliances, vendors, warranties, service history, and documents — structured, searchable, and always accessible.

Every Rupee Spent
on Your Home.
Finally On Record.

Ask any home owner what they spent on maintenance last year and you will get an estimate, at best. The actual number — accurate, categorised, dated — does not exist anywhere. Until now. Tenanting turns every home expense into a structured, searchable, annual record that is there when you need it: for budgeting, for insurance claims, and for resale.

"When you sell your home, a documented maintenance history is evidence of care. When you file insurance claims, it is proof of loss. When you budget next year, it is the only honest input you have. Most home owners have none of it."

  • Log any expense in under 30 seconds: Vendor name, amount, category, date, and an optional photo of the receipt. That is the entire process.
  • Categories that reflect how homes work: Plumbing, electrical, painting, pest control, civil work, cleaning, landscaping, security — not generic "other".
  • Monthly and annual summaries: What was spent in July? What was the total for FY 2024–25? Which category cost the most? Answered instantly.
  • Linked to vendor and appliance records: An expense entry links to the vendor who did the work, and to the appliance it relates to — building a complete history automatically.
  • Receipt storage: Photograph the bill and attach it. No more searching for a receipt when the insurance company or your CA asks for proof.

Warranties Don't Warn You
When They Expire.
Tenanting Does.

The AC compressor that fails in May costs ₹14,000 out of pocket. Under a valid AMC, it would have been covered. The difference between those two outcomes is a reminder that nobody sent. Tenanting sends it — 60 days before every AMC and warranty expiry — for every appliance in your home.

"Every Indian home has at least three appliances whose warranty has expired and whose AMC lapsed without anyone noticing. Each one is a future repair bill that should have been covered."

  • Complete appliance register: Log every appliance — brand, model, purchase date, warranty period, and service provider — once. Tenanting tracks the rest.
  • 60-day advance alerts: AMC renewal and warranty expiry alerts land 60 days before the date — enough time to act, not scramble.
  • Service contact linked per appliance: The alert includes the AMC provider's contact. No searching for a number.
  • Service history per appliance: Every servicing, repair, and part replacement logged under the appliance — so when an engineer asks "when was it last serviced?", you know.
  • Cost tracking per appliance: Total lifetime maintenance cost per appliance — useful for deciding when repair no longer makes financial sense.

"AC Guy" Is Not
a Contact Entry.
A Vendor Record Is.

Every home owner has a dozen contractor contacts with no context. "AC man Kondapur". "Ravi P" — which Ravi, doing what? When you need a vendor again, you either search through old WhatsApp messages or call someone who may have changed number. Tenanting turns fragmented contacts into a structured, searchable directory with full history attached.

  • Structured vendor profiles: Name, contact, trade, area served, rate card, and notes — stored once, findable instantly.
  • Job history per vendor: Every service call, what was done, what was charged, and how it was rated — attached to the vendor record. Know whether Ravi fixed it right before you call him again.
  • Your personal rating system: Rate vendors after each job. When you are searching six months later, you see who you trusted and who you will not use again.
  • Linked to expense and appliance records: A vendor's jobs are automatically linked to the expenses they generated and the appliances they worked on. The history connects itself.
  • Trade filtering: Filter by plumbing, electrical, civil, pest control, carpentry — find the right contractor in seconds, not by scrolling through a contact list.
  • Coming soon — community vendor discovery: When the Tenanting ecosystem launches, verified vendors in your community and nearby areas become discoverable — reviewed by other home owners, not by paid placement.

"The best plumber you ever had costs nothing to find again. The worst plumber you ever had is only avoidable if you remember who it was. Tenanting ensures you always know both."

A Complete History
of Everything Done
to Your Home.

When a plumber returns to fix something they fixed 18 months ago, you should know it was them, what they did, and what it cost. When you are selling your home and the buyer asks about the roof repair, you should have the date, the contractor, and the invoice. The service log makes both possible — because every job is recorded the moment it happens, not reconstructed from memory three years later.

  • Chronological job record: Every piece of work done in your home — date, description, vendor, cost, and receipt — logged in one searchable timeline.
  • Notes and outcomes: Note whether the job was done well, whether a material warranty applies, whether a follow-up is needed. Your memory of the job, preserved.
  • Search by trade, vendor, or appliance: "All plumbing work" or "everything Ravi did" or "AC service history" — retrieved in seconds.
  • Linked to vendor ratings: The log feeds your vendor's performance record — so ratings are based on actual documented history, not best-case recall.
  • Resale documentation: A complete, verifiable service history is the single strongest evidence of a well-maintained property at the time of sale.

Your Sale Deed Is
Somewhere. With Tenanting,
It Is Right Here.

The most important documents in a home owner's life — sale deed, khata, property tax receipts, encumbrance certificate, home loan NOC, building plan approval, insurance policy — are typically in a folder in a drawer, or scattered across multiple emails, or "with the CA somewhere". Tenanting gives every property document an encrypted, permanent, organised home.

  • AES-256 encrypted storage: Every document is encrypted before it is stored. A breach of the storage layer returns unreadable bytes — not your sale deed.
  • Organised by document type: Legal, financial, insurance, tax, compliance — each with its own category. No "other" folder that swallows everything.
  • Search and retrieve instantly: Find any document in under 10 seconds by name, date, or type. No drawer-searching, no email archaeology.
  • Controlled sharing: Share a document with your CA, your bank, or a buyer — via a time-limited, permission-controlled link that expires automatically.
  • Expiry alerts: Home insurance policies and property tax due dates are tracked and alerted — the same way AMCs are. Nothing important expires silently.

"The moment you need your sale deed is the moment you realise you cannot find it. Tenanting ensures that moment never comes."

The Honest Comparison

Managing Your Home
Without Tenanting.
With It.

Without Tenanting How most home owners manage their property today
  • AMC expires without notice. Repair cost paid in full when coverage would have applied.
  • Plumber's name saved as "Ravi P" with no history of what he fixed, when, or how much.
  • Annual maintenance spend is an estimate based on memory. Actual number unknown.
  • Previous painter did substandard work but there is no record, so he gets called again.
  • Sale deed, khata, insurance policy — in three different folders, possibly with the CA, possibly not.
  • Selling the home requires reconstructing maintenance history from memory and old messages.
With Tenanting Your home, professionally documented
  • 60-day advance alert before every AMC and warranty expiry. No lapse, no unexpected repair bill.
  • Ravi Plumbing: 6 jobs, ₹28,400, rated 4.8 stars — and a note that he was on time and clean.
  • ₹2,34,500 spent on maintenance this year, categorised by trade, ready for budgeting or insurance.
  • Rainbow Painters rated 3 stars with a note. Not used again. Automatically.
  • All five property documents encrypted and searchable. Found in under 10 seconds.
  • Service history export ready for any buyer, CA, or legal purpose — complete and verified.

What Residents Say After Starting

Three home owners. Three different problems. The same realisation: their home had no organised record of itself.

"
★★★★★
"My inverter AMC lapsed and I found out only when it needed a battery replacement — ₹9,500 that would have been under AMC. I set up Tenanting, logged every appliance, and now I get a reminder 60 days before anything expires. That alone paid for the subscription ten times over."

Suresh Prabhakar
Home Owner · Kondapur, Hyderabad
"
★★★★★
"When I was selling my flat, the buyer asked about the painting and plumbing history. I opened Tenanting, exported the service log, and sent it across in five minutes. The buyer was visibly impressed — it closed the deal. I do not think that would have happened without the documentation."

Vijaya Krishnan
Home Owner · Whitefield, Bangalore
"
★★★★★
"I never tracked what I spent on maintenance. I knew it was significant but I had no number. Tenanting showed me ₹1.8 lakhs last year — I was surprised. More importantly, I now know it was reasonable for a 10-year-old 3BHK, and I know exactly what it was spent on."

Questions

What Home Owners Ask Before Starting

No. The self-residing home owner features — expense tracking, appliance AMC management, vendor directory, service log, and document vault — are designed for home owners who live in their property and do not rent it at all. You do not need to be a landlord to use Tenanting. The platform serves you as a property asset owner, not just as a rental manager.

Tenanting handles mixed-use properties — where you live in part of the property and rent out another portion. The home asset management features (expenses, appliances, vendors) apply to the entire property. The tenant management features (KYC, lease, rent collection) apply specifically to the rented unit. Both are accessible from the same dashboard, with separate ledgers and records.

You log what you know. For older appliances, enter the brand, model, approximate purchase date, and the current AMC status if known. For warranty periods that have lapsed, you can mark them accordingly. You do not need historical data to start tracking from today — and the future service history builds from the first entry you make.

Documents are encrypted with AES-256 before they are stored. The encryption key is isolated from the database — so even a breach of storage returns unreadable bytes. Only your account, and any party you explicitly share a document with via a time-limited link, can access your documents. Tenanting staff do not have access to decrypted document contents. Your data is not used for any commercial purpose beyond delivering the platform to you.

Pricing for future ecosystem features will be communicated before they launch. Home owners who are active on the platform when community vendor discovery and association features go live will have early access and will be included in the announcement ahead of general availability.
