Verified Tenants.
Signed Leases.
Rent. On Time.
Tenanting gives rental property owners in India a complete, structured management system — from the moment you decide to rent out your property to the day the tenant moves out, legally documented at every step.
Still chasing rent on WhatsApp?
You send the same message every month, to the same tenant, and wait.
Tenant ID on a photocopy?
A scanned Aadhaar is not verification. You do not know who is in your property.
Lease in a stamp-paper folder?
No e-sign. No version history. No enforceability when it actually matters.
No financial record for your CA?
Tax season means reconstructing a year of rent from UPI app history.
A Photocopy Is Not Verification.
Know Exactly Who Is Moving In.
Every tenant who moves into your property has a history, an employment status, and an address trail. Tenanting gives you access to all of it — biometrically verified, before you hand over the keys.
"Most landlords have accepted that they cannot really know who their tenant is. We built Tenanting to prove that wrong."
- Aadhaar-linked biometric identity: Selfie liveness check matched against Aadhaar-linked photo. The person completing KYC must be physically present and alive — no photograph of a photograph.
- Police background verification: Coordinated check through verified police verification channels. Know before you approve, not after a problem surfaces.
- Current address validation: Verification of the address the tenant has declared — not just what is printed on an ID from three years ago.
- Employment & income check: Salary slip or employment letter verified. Understand your tenant's financial stability before a lease is signed.
- Complete verification report: One consolidated report delivered to your dashboard. Approve, reject, or hold — the decision stays with you.

An Agreement That Holds Up.
Not One That Holds You Back.
A stamp-paper agreement in a folder provides the illusion of legal protection. A Tenanting lease is RERA-aligned, digitally signed under the IT Act, version-controlled, and accessible the moment you need it — not after an hour of searching.
- RERA-compliant templates: Built to align with the Real Estate Regulation and Development Act. No legal ambiguity from the start.
- e-Signature under the IT Act: Legally valid digital signatures for both owner and tenant. No printing, no courier, no in-person signing required.
- Stamp duty guidance: State-specific guidance on applicable stamp duty rates and registration requirements — so you comply correctly without a lawyer for every routine lease.
- Clause library: Standard and custom clauses for pet policy, subletting restrictions, maintenance responsibilities, and early termination — selected at creation, not argued about later.
- Auto-renewal alerts: 45 days before lease expiry, you receive an alert. Decide to renew, renegotiate, or initiate exit — on your timeline, not in a panic.
- Deposit tracking: Security deposit amount, receipt date, and conditions for refund documented in the agreement and tracked in the platform.
"The lease is the single most important document in a tenancy. It should take 10 minutes to create and 10 seconds to find. On Tenanting, it does."
Rent That Arrives.
Every Month. Without a Reminder.
The single most consistent frustration for every Indian landlord is rent arriving late — or requiring a reminder to arrive at all. Tenanting removes the reminder entirely by automating it, escalating it, and making non-payment visible the moment it happens.
- Multi-mode payment collection: UPI, NEFT, IMPS, and card — tenants pay through whichever method they use. All modes tracked in one place.
- Pre-due automated reminders: Reminders go out 5 days before due date via WhatsApp, SMS, and email — without you lifting a finger. The awkward call is eliminated by default.
- Real-time payment status: The moment rent is received, your dashboard updates. You do not check bank statements. You see a confirmed receipt in the platform.
- Overdue escalation: If rent is not received by due date, escalating reminders trigger automatically on day 1, day 3, and day 7 — with increasing urgency, documented and timestamped.
- Instant digital receipts: Every payment automatically generates a GST-compliant digital receipt issued to the tenant. No manual receipt writing. No WhatsApp forwards.
- Payment history on record: Every transaction — amount, date, mode, receipt number — stored permanently. Dispute resolution becomes a lookup, not a he-said-she-said.

Maintenance Requests
3 activeEvery Repair Logged.
Every Vendor Accountable.
Maintenance disputes are one of the leading causes of landlord-tenant conflict at lease end. Tenanting ensures there is never a question about what was reported, what was agreed, what was done, and what it cost — because every step is documented as it happens.
- Photo-documented request submission: Tenants raise requests with photos from the app. No verbal reports. No he-said-she-said about what was actually broken.
- Owner review and assignment: You review the request, approve urgency level, and assign from your vendor directory — or invite a new vendor directly.
- Vendor coordination log: Every communication with vendors is timestamped. Scheduled visits, completion confirmation, and cost — all attached to the original ticket.
- Full service history per unit: Every repair ever raised, assigned, resolved, and costed — per flat, permanently. When a tenant disputes a deposit deduction, the history is the answer.
- Remote resolution for NRI and out-of-city owners: Review photos, approve vendors, and close tickets without being physically present.
"The question at lease end is never whether repairs were needed. It is whether anyone documented them. Tenanting ensures the answer is always yes."
Every Document.
Found in 10 Seconds.
The moment a dispute arises, a tax audit begins, or a tenant asks for their lease copy — the search starts. On Tenanting, it ends immediately. Every document is encrypted, indexed, and searchable. The folder in the drawer is a liability. The vault is an asset.
- AES-256 encrypted storage: Every document uploaded — Aadhaar scans, agreements, receipts — is encrypted before it is stored. A breach of storage returns encrypted bytes, not readable files.
- Organised by property and tenant: Documents are automatically categorised — KYC, lease, payment receipts, NOCs, maintenance records — at the unit level.
- Version history: Lease renewals, addenda, and revised agreements are stored as versions — so you always know which document was in effect at any given date.
- Controlled sharing: Share a specific document with your CA, your tenant, or a legal advisor — via a time-limited, permission-controlled link. The document does not leave the vault.
- Permanent retention with deletion controls: Documents are retained through the tenancy period plus statutory minimum periods, then deleted per DPDP Act requirements — or on your explicit request.

Your Rental Income.
Structured for Your CA.
Every Indian landlord dreads tax season — because reconstructing a year of rental income from UPI screenshots and bank statements takes hours and is still incomplete. Tenanting means your CA receives a structured, accurate, GST-ready summary the moment they ask for it.
- Real-time income dashboard: Total rental income, collected vs expected, per-unit breakdown, and month-over-month comparison — all live as rent comes in.
- GST-compliant invoices: Auto-generated for every rent payment — the right format, the right fields, ready for filing. No manual invoice creation.
- TDS summary: If applicable, TDS deduction records are consolidated and exportable — exactly what is needed for ITR filing under rental income heads.
- Annual income statement: A single-page property income summary per financial year — per unit, per property, or consolidated — that your CA can work from directly.
- Expense tracking integration: Log maintenance costs against each unit to net off rental income accurately.

One Dispute, One Audit,
One Moment That Needs Documentation.
The Indian rental market generates legal exposure at every step — consent for KYC, enforceability of lease terms, police verification compliance, data protection under DPDP Act. Tenanting does not treat compliance as a checkbox. It is the architecture the platform is built on.
- DPDP Act 2023: Every KYC data collection is consent-based, purpose-limited, and governed by documented data principal rights. Tenant data is used for verification — not profiled, not sold, not retained past the statutory period.
- Model Tenancy Act 2021: Tenanting's lease templates and security deposit handling are designed to align with the MTA's provisions on maximum deposit limits, notice periods, and dispute resolution.
- RERA alignment: Rental agreements generated on Tenanting follow RERA disclosure requirements — premises description, rent, duration, and conditions documented to the regulatory standard.
- Police verification compliance: Tenanting's KYC workflow includes the tenant police verification step, which is legally mandatory in many states and typically skipped because there was no easy process for it.
- Audit trail for every action: Every consent given, document signed, payment received, and communication sent is logged with timestamp and actor. If it is ever needed in a dispute, it exists — with a date on it.
"The landlord who will win any dispute is the one whose documentation is complete. Tenanting ensures yours always is."

The Honest Comparison
Managing Without Tenanting.
Managing With It.
- Tenant identity on a photocopy. No biometric match. No background check.
- Lease on stamp paper. Stored somewhere. Unenforceable without the right witness clauses.
- Rent reminder sent on WhatsApp. Received when the tenant wants to receive it.
- Receipts on scrap paper or not at all. "Rent received" messages in a chat thread.
- Maintenance: tenant calls, owner decides based on the call, vendor shows up maybe.
- Tax season: reconstruct a year from UPI history. Miss some. Estimate the rest.
- DPDP compliance: collecting Aadhaar copies without consent documentation — a legal exposure that grows as regulations strengthen.
- Aadhaar biometric identity, selfie liveness, police check, employment — one verified report before approval.
- RERA-compliant lease, e-signed under IT Act, version-controlled, searchable in 10 seconds.
- Automated pre-due reminders on day -5. Escalation on days 1, 3, 7 overdue. Zero manual follow-up.
- GST-compliant digital receipt auto-generated per payment. CA gets an annual export.
- Photo-documented tickets, vendor assignment, resolution timestamps, cost logged — permanent service history per unit.
- Annual income statement, TDS summary, property expense report — all ready at the end of March.
- Consent-based KYC, purpose-limited data use, DPDP-compliant — no legal exposure from data mishandling.
From Rental Owners
What Landlords Say After Switching
These are not edge cases. These are the situations every rental property owner in Hyderabad or Bangalore has been in.
"I had three tenants across two buildings and I was managing everything on WhatsApp and an Excel sheet that was always out of date. Tenanting replaced all of that. My CA told me last March was the easiest tax filing he had done for me in five years."
"I rented my flat to a family who gave me a photocopy of an Aadhaar and a salary slip I could not verify. When I moved to Tenanting, my next tenant went through the full KYC process. The difference in my confidence level before handing over the keys was significant."
"My previous tenant disputed the security deposit at move-out. I had no documentation of the maintenance issues she had raised. That dispute cost me ₹18,000 and three months of stress. On Tenanting now — every ticket is photographed, logged, and timestamped. That situation cannot happen again."
Questions
What Rental Owners Ask Before Starting
No. The tenant receives a secure link via SMS or email. They complete the KYC process on any browser on their phone — no app installation required. Once the mobile app launches, tenants will also have the option to use it, but it is never a requirement.
Yes. Electronic signatures are legally valid in India under the Information Technology Act, 2000 (Section 5 and Section 65B). Tenanting's e-sign process generates a signed document with timestamping and audit trail, which is admissible as evidence under Indian law. For leases requiring registration (generally above 11 months in most states), we provide the completed agreement ready for presentation at the registration office.
Yes. There is no limit on the number of properties or units per account. Each property is managed independently — separate tenant lists, rent tracking, maintenance logs, and document vaults — with a consolidated view in the master dashboard. Owners with 1 flat and owners with 40 units use the same interface.
Tenanting retains tenant data for the minimum statutory period required by Indian law (generally aligned with IT Act and Income Tax Act record-keeping requirements — typically 7 years for financial records). After the retention period, or on request by the data principal under DPDP Act rights, personal data is permanently deleted. The owner's financial records and lease documents can be retained separately for their own tax and legal purposes.
No. The entire process — property setup, tenant invitation, KYC review, lease creation and signing, rent tracking, and maintenance management — is done through the Tenanting web platform. There is no step that requires your physical presence. This is designed specifically for owners who travel, live in another city, or manage property in India from abroad.
Tenanting facilitates rent tracking and reminder automation. Payment collection works through integrated payment gateways — the tenant initiates payment and it transfers directly to your registered bank account. Tenanting records the transaction, generates the receipt, and updates the dashboard. No money is held by Tenanting at any stage.
